What Your Dues Provide

Exterior Unit Maintenance (as needed):

Repairs and upkeep due to normal, exterior wear & tear (siding, fences, soffits, fascia’s, wood trim, etc. per our By Laws)
Help preserve property condition and curb appeal for every resident.

Common Area & Community Upkeep:

Landscaping, mowing, tree trimming, and seasonal flower beds
Maintenance of community roads, alleys, and sidewalks (we own them!)
Pool and pool house maintenance, permits, upgrades & regular professional service (major annual expense)
City of Bedford water service (major expense)
Electricity for pool, clubhouse, streetlights, and sprinkler system over our 4-1/2 acres
Clubhouse renovations, repairs, and improvements
Harwood & other wall maintenance

Safety & Security:

Security cameras at the pool, clubhouse, and parking area
Lighting and monitoring to enhance resident safety

Community Engagement:

Social events (e.g., 4th of July, Christmas Party, new owner welcome baskets)
Help strengthen neighborhood relationships and community pride

Management & Oversight:

Onsite Resident Property Manager & Maintenance Supervisor working daily to ensure transparent financials, quality, cost-effective repairs & service from contractors, vendors and utilities, as well as critical professional relationships
Dedicated volunteer Board Members who support community safety, ensure that all homeowners are up to date on the mandated insurance coverage, alert to issues, and manage community decisions with homeowners’ best interests in mind

Legal, Financial & Insurance Protection:

Professional bookkeeping and financial record management
Legal counsel and attorney fees for HOA compliance and community protection
Comprehensive insurance covering all shared property and shared owner liability — protecting every homeowner from potential lawsuits or property damage (especially around high-liability areas like the pool)
